RYAN CORPORATE HOUSING ("RCH") - UNITED FAMILY CORPORATION

I authorize United Family Corporation, dba: Ryan Corporate Housing, to debit the bank account or credit card indicated in this web form, for the noted amount on today’s date. This payment is for the goods and services noted on the web payment form. I understand that returns, refunds and cancellations are not permitted I understand that because this is an electronic transaction, these funds may be withdrawn from my account as soon as the above noted transaction date. In the case of an ACH Transaction being rejected for Non-Sufficient Funds (NSF), I understand that Ryan Corporate Housing may, at its discretion, attempt to process the charge again within 30 days. I acknowledge that the origination of ACH transactions to my account, must comply with the provisions of U.S. law. I certify that I am an authorized user of this credit card or bank account, and that I will not dispute the payment with my Credit Card Company or Bank, as long as the transaction corresponds to the lease terms.

Authorizations include the following item(s) if needed: Rent, Parking, Pay-Per-View, international calls, pet fees, damages, removed items, or any miscellaneous fees.

Applicant submits the following credit card and/or Bank (ACH/e-Check) information and hereby authorizes Ryan Corporate Housing to use such information to charge any amounts of rent or other charges due and owing by Lessee to this credit card and/or Bank (ACH/e-Check), at Ryan Corporate Housing’s discretion, pursuant to the terms of this Authorization.

In addition, Applicant acknowledges that, through this Authorization, Ryan Corporate Housing has the right, but is not obligated to, cure any Applicant default by assessing unpaid amounts to the Applicant’s credit card and/or Bank (ACH/e-Check). Applicant acknowledges that Ryan Corporate Housing may pursue any and all rights and remedies pursuant to the terms of the Lease and applicable state law in the event that Applicant fails to pay rent or other charges in a timely fashion. Applicant also acknowledges that Ryan Corporate Housing will verify available funds equal to one month’s rent. Credit card processing company may hold the funds on such authorization for up to 30 days.

RENTAL CRITERIA: All applicants and co-signers must agree to the following by executing this Statement of Rental Policy and a rental application form (Submit Application): Applicant(s) hereby consent to allow Ryan Corporate Housing, through its designated agent and its employees, to obtain and verify credit score, credit history, current income, rental history and eviction (Step 1 – Prequalification) for the purpose of determining whether or not the applicant is eligible to lease an apartment. Based upon the applicants’ credit score, credit history, current income and eviction, the application will be accepted, rejected or accepted on the condition that an additional security deposit is paid.

Once the Prequalification is completed and approved; Step 2 (Criminal Background Check) is performed: Conduct an extensive criminal background check and Office of Foreign Assets Control (OFAC) check.

Applicant understands that upon leasing an apartment, Ryan Corporate Housing and its agent shall have continuing right to review credit information, rental application, criminal background, payment history and occupancy history. Faxed signatures are acceptable. In addition, applicant is required to provide a credit card number using the Credit Card Authorization Form included herein whether they are paying rent by credit card or other means. The credit card provided is required to have a credit limit high enough to be pre-authorized for a full month’s rent payment.

SCORING OF CONSUMER CREDIT: Ryan Corporate Housing uses an expert statistical credit scoring system to evaluate consumer credit. This information is compared the credit trends of other consumers to predict how likely it is that the applicant will pay rent in a timely manner and fulfill all lease obligations. Based upon the applicants’ credit score, credit history, current income and eviction, the application will be accepted, rejected or accepted on the condition that an additional security deposit is paid. IF the application is rejected or accepted with conditions, the name, address and telephone number of the consumer reporting agencies which provided the consumer information will be provided. The applicant will be automatically rejected if an eviction occurred in the past (5) years. An applicant rejected for unsatisfactory credit is encouraged to obtain a copy of the credit report, correct any erroneous information that may be on the report and submit a new application to Ryan Corporate Housing for further consideration.

CRIMINAL BACKGROUND CHECKS (Step 2): If the application is accepted or accepted with conditions, an extensive criminal background check will be conducted, including but not limited to the applicant and additional occupants. Ryan Corporate Housing performs criminal background checks in accordance with applicable federal and state laws. Applicants’ signatures (“Submit Application” button) authorizes us to check not only applicants’ credit history, but also criminal background. An unsatisfactory criminal background or a check may result in denial of the application. However, not all crimes disqualify applications from living at the community. Crimes that result in denial of residency are those which pose a serious threat to the health, safety and welfare of persons living and working in your Ryan Corporate Housing apartment community. The application may be denied for any of the following reported criminal related reasons as follows:

  • The applicant or a household member is a current sex offender required to register under the Sex Offender Registration Act (or similar law in another jurisdiction)
  • The applicant or a household member is a current child sex offender under residency restriction
  • The applicant or a household member has a criminal conviction from the past three years.

Please be advised that this requirement does not constitute a guarantee or representation that residents or occupants currently residing in your Ryan Corporate Housing apartment community have not been convicted of or subject to deferred adjudication for a felony, certain misdemeanors or sex offenses requiring registration under applicable law. There may be residents or occupants that have resided in a Ryan Corporate Housing apartment community prior to this requirement going into effect. Additionally, our ability to verify this information is limited to the information made available to us by the resident credit reporting services used.

It is the policy of the Apartment Community where your Corporate Apartment is located that all residents submit a background check to ensure the safety of all residents. Acknowledgement is a release of the information of the Apartment Community.

INTERNATIONAL RENTAL CRITERIA: In addition to qualifying under the terms stated in this Statement of Rental Policy, applicants from countries other than the United States WHO DO NO HAVE A SOCIAL SECURTY NUMBER ARE TO BE PROCESSED MANUALLY and must meet the following criteria:

  1. International applicants with verifiable employment and/or income are required to pay THE FIRST MONTH’S RENT PRIOR TO MOVE-IN.
  2. Acceptable verifications are: (a) Employed Applicants: A letter or email of employment from the applicant’s employer. The letter or email

is to be from an authorized company representative, or (b) Self-Employment or Unemployed Applicants: Proof of income from an attorney, accountant, and/or letter from the bank stating sufficient funds. All letters or emails must be from an authorized company representative.

  1. All rent payments are to be paid in U.S. Certified Funds. And a valid Visa, Mastercard or American Express must be kept on file for all incidental charges (including but not limited to pay-per-view, international phone calls, damage to the apartment)

ACKNOWLEDGEMENT:

Acceptance (clicking “Submit Application” button on form) indicates that you have had the opportunity to review Ryan Corporate Housing’s tenant selection criteria. If you do not meet the selected criteria, or if you provide inaccurate or incomplete information, your application may be rejected.
