Ryan Corporate Housing (“RCH”)

1. Company Information

Ryan Corporate Housing (“RCH,” “we,” “us,” or “our”) provides fully furnished, temporary and extended-stay housing solutions in Chicago and surrounding areas for corporate travelers, medical professionals, relocation clients, and individuals.


2. Authorization for Payment

By submitting a payment, application, or reservation through our website or authorized forms, you authorize United Family Corporation d/b/a Ryan Corporate Housing to debit the credit card or bank account provided for approved charges.

Authorized charges may include, but are not limited to:

  • Rent
  • Security deposits
  • Parking fees
  • Pet fees
  • Utilities where applicable
  • Damages or missing items
  • Administrative or incidental fees
  • Other charges permitted under your lease or invoice

You certify that you are an authorized user of the payment method provided.


3. Electronic Transactions & ACH Payments

You acknowledge that electronic payments (credit card or ACH/e-Check) may be processed immediately.

In the event of an ACH return due to non-sufficient funds (NSF), Ryan Corporate Housing may reattempt the transaction and may assess applicable NSF or administrative fees as permitted by law.


4. Charge Disputes

If you believe a charge is incorrect, you agree to contact Ryan Corporate Housing promptly so we may investigate and resolve the matter.

You may dispute unauthorized transactions with your bank or card issuer. However, you agree not to initiate a chargeback for charges you authorized that are consistent with your signed lease, invoice, or these Terms & Conditions.


5. Refunds, Cancellations & Fees

  • Application fees are non-refundable.
  • Reservation or holding fees are applied toward move-in costs and are non-refundable unless otherwise stated in writing.
  • If an applicant cancels after approval but before lease execution, a $500 administrative cancellation fee may apply.
  • Once a lease is signed, cancellations are governed by the lease terms.

Any exceptions are at the sole discretion of Ryan Corporate Housing and must be confirmed in writing.


6. Rental Criteria & Screening

All applicants and co-signers consent to screening for the purpose of determining eligibility, which may include:

  • Credit history and credit score
  • Income and employment verification
  • Rental history and eviction records
  • Criminal background screening (where permitted by law)
  • OFAC and identity verification

Applicants may be approved, approved with conditions (such as an additional deposit), or denied based on objective screening criteria.


7. Fair Housing & Just Housing Compliance

Ryan Corporate Housing is committed to full compliance with all applicable federal, state, and local fair housing laws, including but not limited to:

  • The Federal Fair Housing Act
  • The Illinois Human Rights Act
  • The Cook County Just Housing Amendment to the Human Rights Ordinance

Ryan Corporate Housing does not discriminate on the basis of race, color, religion, national origin, ancestry, sex, sexual orientation, gender identity, marital status, age, disability, familial status, source of income, military status, or any other protected characteristic.

Criminal Background Screening

Where permitted by law, criminal history is evaluated using individualized, objective criteria, considering:

  • Nature and severity of the offense
  • Time elapsed since conviction
  • Relevance to resident and community safety

Not all convictions result in denial. Applicants have the right to request information regarding screening decisions as required by law.

8. International Applicants

Applicants without a U.S. Social Security Number may be processed manually and may be required to:

  • Provide verifiable employment or proof of funds
  • Pay the first month’s rent prior to move-in
  • Maintain a valid credit card on file for incidental charges

All payments must be made in U.S. funds.


9. Credit Authorization & Ongoing Review

Applicants acknowledge that Ryan Corporate Housing may:

  • Pre-authorize payment methods for approved amounts
  • Verify available funds
  • Review credit and payment history during tenancy as permitted by law

Authorization does not guarantee approval or continued tenancy.


10. Privacy & Data Use

Ryan Corporate Housing collects and uses personal information solely for housing, screening, billing, and operational purposes. We use reasonable safeguards to protect personal data and retain information only as long as necessary.

Third-party providers (including payment processors and review platforms such as Birdeye) may process data on our behalf in accordance with their own privacy policies.


By submitting an application or payment, you consent to receive communications from Ryan Corporate Housing via phone, email, or SMS regarding your application, booking, billing, or tenancy. Message and data rates may apply.


12. Limitation of Liability

Ryan Corporate Housing is not liable for indirect, incidental, or consequential damages related to website use, third-party services, or temporary service interruptions, except where prohibited by law.


13. Governing Law

These Terms & Conditions are governed by the laws of the State of Illinois, without regard to conflict-of-law principles.


14. Changes to Terms

Ryan Corporate Housing may update these Terms periodically. Continued use of our website or services constitutes acceptance of the revised Terms.
